2190 Memorial Hw Union Grove, NC 28689

Listing details for 2190 Memorial Hw, Union Grove, NC 28689 : Back on Market. This is a very unique property. 4.65 acres of gently sloping land, behind a locked gate. Very desirable area in the north of Iredell County. Would be suitable for a variety of uses. It was once used as a community pool and recreation center, called the Union Grove Recreation Club. Families brought their children to swim and have fun here on hot summer days. There is an in-ground pool, which needs to be resurfaced, along with pool equipment that does work per sellers, but has not been used in a long time. There is a long, low, concrete block building that contains several rooms including; men's and women's bathrooms/ changing rooms, a room for the pool equipment, and a general room that opens up to a covered porch area where they served snacks from a window. The building looks to be in good shape and could be used / redone. The concrete surfacing throughout and around the pools needs to be redone. There is a smaller pool for the smaller children. None of these amenities have been used or kept up for several years. Nice parcel of gently sloping land with a rectangular shape. A strip of land or "flag" connects it to the Memorial Highway where the gate is. See attached plat. Sellers are not sure if the strip is an easement or part of the property/ needs survey. This property has electricity, which the sellers have disconnected for the time being since the complex is no longer used. Currently working through issues to get the electricity reconnected. County Water. Septic permit copy attached, and septic system is working; sellers know nothing about it. Pool area is fenced and has a second locked gate. Book showings through showing time to get in to the property.
